July 2024 Town Hall — Communications

The following three communications document the July 10, 2024 Town Hall concerning the roof replacement project. The first was management’s June 25 announcement describing the meeting as an “open forum” intended to allow residents to ask questions about the project. The second was an owner communication sent at 1:20 PM on the day of the Town Hall, raising a number of substantive questions about the project and identifying documents for discussion. The third was a BuildingLink communication from management sent at 1:41 PM, 21 minutes later, advising owners that the meeting would follow Robert’s Rules of Order and that owners found to be “OUT OF ORDER” would be asked to act accordingly.

Although a Zoom recording of the Board meeting that followed was posted on BuildingLink, no Zoom recording of the Town Hall was ever posted there.

Orit Mimoun’s Financial Analysis

Orit Mimoun was President of the Mystic Pointe Tower 500 Board until November 2022. Matthew Roth moved into the building in early 2021, and he and Ms. Mimoun subsequently had significant disagreements concerning the direction of the building, particularly regarding the scope and cost of work being proposed in connection with Florida’s post-Surfside building-safety requirements.

Those disagreements were substantial. Matthew believed that some of the work being proposed went beyond what was required for compliance and certification, much as he believes the current Stewart Board is doing today, while Ms. Mimoun believed that the building should be improved to a higher standard, even when that involved significant additional expense.

That history is worth disclosing because Matthew does not agree with much of what Ms. Mimoun advocated during her time on the Board.

Nevertheless, this current analysis is principally based on financial information, records, and calculations that owners can examine for themselves. We believe you should have access to information and analysis that may help you understand the financial issues facing our building—particularly after three years under the current Board.
