Question to MGMT 9-20-26

Dear Ms. Wright,

We realize it’s Sunday, but tomorrow is Yom Kippur which promises to be a quiet day in our building. We have questions arising from last Friday’s Weekly Report that we would appreciate if you’d have a chance to answer before Tuesday’s Board meeting.

First and foremost, why are both subject contracts NOT on BuildingLink’s Contracts page. The work has already begun.

Please post them, and while you’re doing so, please post the PG Restoration multi-million dollar contract also on the Contracts page as we had previously requested. BuildingLink is very expensive. For the sake of clarity, let’s use it.  We are sure you agree all our contracts belong there.

Porte Cochère Skylight

The Weekly Report states: “Skylight Concepts completed the demolition of the Porte Cochere Skylight as part of the 30-year Recertification.”

We appreciate that you stopped using the word “required” which we felt was not correct, but we feel your above statement does essentially the same.

That prompts us to remind you that the 2023 Falcon Phase I Structural Assessment identified limited skylight deficiencies and contemplated partial replacement of damaged panels, with an estimated cost of approximately $2,720–$3,680. The subsequent 2025 Falcon Project Manual called for complete removal and replacement of the Porte Cochere Skylight.

What changed between Falcon’s 2023 assessment and its 2025 Project Manual that resulted in the scope changing from partial replacement of damaged panels to complete demolition and replacement of the skylight?

Did Falcon Engineering specifically determine that complete demolition and replacement of the Porte Cochere Skylight was necessary in order for the building to satisfy the requirements of the 30-year Recertification? If so, please identify the Falcon report, recommendation, or other documentation supporting that determination.

Kmedia / Elevator Vestibule Camera Project

The Weekly Report also states that Kmedia is installing “elevator vestibule cameras”.

Our understanding was that each camera has the capability to also monitor the hallway part leading to the trash chutes. Is that still the case?

Contracts / Techno IP–Kmedia

We understand that Kmedia does business as Techno IP Solutions, an entity that is already doing business with us. According to Association records, looking at 2025, and 2026, we have three contracts posted on BuildingLink, all dated 2025, with Techno IP, none with Kmedia, with a combined value of $36,529.80.

Nevertheless, there are 57 payments, all to Kmedia, including three for the approximate amounts called for in the contract with Techno IP.

However, CastleClick payment records show payments to Kmedia, Inc. totaling $162,951.85, for 2025 and 2026.

Can you please explain the approximately $126,422 difference between the three posted contracts and the payments made to Kmedia, Inc.? In particular, please identify the contracts, proposals, work orders, or other authorizations supporting the additional payments that are not represented by the three contracts currently posted on BuildingLink.

Thank you.
